Foundation repair cost in Spokane, WA: a 2026 guide
No one can price a foundation repair online. What we can share is published national cost data, the local factors that move a Spokane job up or down, and how to compare estimates.
National cost ranges (2026)
These figures come from Angi's 2026 cost guide, based on projects reported by its contractors across the U.S. They are not Spokane prices, and we have not found published Spokane-specific averages.
- National average: about $5,175. Most homeowners pay $2,225 to $8,133.
- Foundation cracks: $250 to $800.
- Bowing walls: $4,000 to $12,000.
- Home settling: $5,000 to $25,000.
- Piering or underpinning: $1,000 to $3,000 (per Angi's repair-type table).
- Soil report, if needed: $500 to $3,000.
What changes the price on a Spokane home
- Cold-climate footings. Spokane city and county set the frost depth at 24 inches below finished grade, so exterior footings must sit at least that deep. Repairs that touch footings work to that depth.
- Soil type. Spokane County's foundation guide sorts soils from well-drained gravels to poor-draining silts and clays with higher frost-heave potential. Soil affects which method a contractor recommends and whether an engineer or soil report is needed.
- Foundation type. Basements, slabs, block walls and crawl spaces each call for different methods and ranges.
- Permits. Structural work may need a permit from the City of Spokane or Spokane County. Ask who pulls it and whether its cost is in the estimate.
- Drainage. If water is the cause, gutters, grading or drains may be part of the fix.
How to compare estimates
- Get written estimates from more than one contractor on larger jobs.
- Make sure each one names the method, the number of piers or feet of wall, and the warranty.
- For major work, consider an independent structural engineer who is not selling the repair.
- Check each contractor's registration on the Washington L&I lookup.
Figures above are national, from Angi (2026). Your price depends on an on-site inspection.
